The Planning Process
Understanding Your Home’s Foundation
The first step in adding a second storey is understanding the existing structure. For the Wynnum project, we began by gathering the original house plans from the council. These plans gave us insights into the current engineering and any approvals needed before we could start work.
Feasibility and Concept Design
Once we had the plans, we worked closely with the homeowners to assess the feasibility of the second storey. It’s not just about stacking another level on top—it’s about making sure it will work with the existing layout. After careful consideration, we crafted a concept design that seamlessly integrated the new storey while keeping changes to the ground floor to a minimum.
Minimising Disruption During Construction
One of the biggest concerns for our Wynnum clients was how to keep living in their home during construction. We were able to maintain access to key areas like bedrooms, bathrooms, the laundry, kitchen, and living spaces, so they could stay comfortably at home throughout the build.
Innovative Design Solutions
Creating a New Entryway
One of the most exciting aspects of this project was creating an entry point to the new second storey. We repurposed an existing bedroom, transforming it into a study with a staircase to the upper level. This smart solution allowed the family to go about their day-to-day routine while we worked on the new addition.
Swift, Strategic Construction
Timing is everything in a second-storey project. For the Wynnum home, we developed a plan to remove the existing roof and replace it with a new subfloor in just two days. By pre-arranging all materials and carefully tracking weather conditions, we had the old roof completely removed by midday on the first day. By late afternoon, the new subfloor was already in place, ensuring the home remained protected from the elements and allowing us to keep the project moving efficiently.
Structural Solutions
Adding a second storey introduces new structural challenges. In this project, we had to manage uplift forces by installing cyclone rods, anchored into the original footings. This ensures the new structure can handle Brisbane’s sometimes unpredictable weather. Our engineer inspected and approved the reinforcements, giving everyone peace of mind.
Building Momentum – Framing, Roofing, and the Atrium
With the structural elements in place, we began framing the second storey. One of the standout features of this project was the stunning two-storey glass atrium. While this presented its own set of challenges due to wind pressure, we worked closely with our engineers to incorporate hidden wind beams that provide essential support without interrupting the design.
Lock-Up and Interiors
Once the new level was enclosed, we installed a temporary staircase for easy access. From there, our team got to work on electrical wiring, plastering, and installing the new bathrooms, wardrobes, and fittings.
Final Touches – Seamless Transition from Old to New
As the second storey neared completion, we turned our attention to the downstairs renovation. Our goal was to blend the original 1970s architecture with the fresh, modern style of the new addition. By carefully selecting materials and finishes, we ensured the entire home felt cohesive and beautifully connected.
The Clients’ Return
While we were wrapping up the final stages, the clients took the opportunity to go on a well-deserved overseas trip. When they returned, they were welcomed home to a transformed space, with new floor coverings, a nearly completed kitchen, and laundry joinery.
