A few key challenges with water damage is that you have to find the source of the water leak then fix two things – whatever is causing the leak and the damages incurred. Many building and insurance reports identify compliance failures due to water ingress leading to mould and structural compromise. Typically, water gets soaked into wood, drywall and cracks. It can rarely dry out on it’s own and can pool or as it evaporates it leads to moisture that lingers and can: Weaken the surrounding structure. Create an environment for bacteria, mould and pests.     Causes of Water Damage

    Burst or Leaking Pipes

    Age, blockages, environmental factors, and weather can all lead to a pipe that leaks or bursts. Clogged gutter and downspout. Old pipes weaken over time and can be susceptible to developing cracks. Tree and plant roots can grow into a sewer line and clogged toilets and drains can put additional pressure on pipes, causing them to burst. Freezing weather can also cause pipes to rupture.

    SIGNS OF WATER DAMAGE

    What to Look For:

    While very little, water exits the AG drains after rain. A large amount of water is exiting between the garage slab and the pool base. This is suggesting that water is building up against the wall and is not able to get down the AG drains which should be surrounding the perimeter of the retaining walls.

    Not only was this deck drain undersized for the large deck that flowed to it but, it was full of tile rubble from a previous attempted repair. The replacement is 2.5x as big with all new drainag

    This photo below shows a major waterproofing fail! Black primer, then yellow, then pink all failed and slapped on just before the property was sold. First serious rain came some time later and water came through in multiple areas.
